When you register for our Home Buyer Rebate Program, you are requesting to receive a Homebuyer Rebate Certificate. This certificate can be redeemed for 30% of the buyer agent’s commission (up to $5,000) if you give us the privilege of representing you on your next home purchase. However, registering for the rebate does NOT obligate you to work with us. If you purchase a property using another agent, the Rebate Certificate simply becomes void.

If you are currently working with real estate agent and have signed a Buyer Agency Agreement, then unfortunately you would not qualify to participate in our Home Buyer Rebate Program. You are contractually obligated to work with that agent.
The rebate must be shown on the HUD1 settlement statement. As long as the lender approves how you apply the rebate you are free to apply it any way you like on cash purchases.
It is common courtesy to fully disclose your intentions to any agent that you come into contact with. If an agent shows you a property, and you have not signed a Buyer Agency Agreement, you are not required to use them. However, an agent who shows you a property will expect to represent you in the transaction if you decide to buy it.

For Sale by Owner properties, in many cases, will offer a Buyer’s Agent a 3% commission if they have a buyer for their home – which means that it would qualify for the Rebate Program. In fact, we’ve found that even when a For Sale by Owner is not initially willing to pay a commission, after presenting an offer most are happy to participate since it means getting their home sold!

Contrary to popular belief, there is no real advantage to buying a house directly through the “Listing Agent”. In fact, the opposite is true. The listing agent is contractually obligated to represent the Seller’s best interest. When you work with us, we represent only YOUR best interest and will use any information that we obtain to ensure a favorable contract for you. Information such as how much is left owing on the mortgage, how long the seller has owned the home, how much they paid for it, what their motivation is, how much past offers have come in at, and many other bits of information that will help secure a great deal for you is what it is our job to help find out for you. The listing agent could never disclose this kind of information about their client.
Plus, getting a Listing Agent to rebate any portion of their commission would be an interesting experience in and of itself.
No. Our Home Buyer Rebate Program is a unique incentive. To participate, you must register here and work with one of our agents in order to redeem the Rebate.
The Rebate is valid for any home where the seller is offering a “Buyer Agent Commission”, which is every home that is listed in the Multiple Listing Service including all bank foreclosures.
Our clients refer us their friends and family all of the time. When we know that a client was referred, we often send the referrer a small gift as a token of our appreciation. However, Texas State Law prohibits real estate professionals from giving solicited “kick-backs” or “referral fees” to non-licensed individuals.
If you contact us to help you purchase a property that you already know you want to buy, you may qualify to receive as much as 50% of the real estate commission. However, you must still be Registered to participate and present your Rebate Certificate.
For the most part, no. Most loan programs to don’t allow these funds to be applied towards down payment, but if the lender allows it, its fine with us. But, after you register, get in communication with your assigned agent to inquire about the different home buyer grants and tax credits available now that may qualify to be used in down payment assistance.
After you register you will receive a Rebate Certificate which will indicate an expiration date. The Rebate is valid for 90 days from the date of registration. The Home Buyer Rebate Program is a limited time offer and may expire without prior notice. If the Offer expires, your Rebate Certificate will continue to be valid until it’s expiration date.
Just because you register for the Homebuyer Rebate Program does not mean that you are obligated to use it. In fact, we do not require any commitment from you as a registered buyer. You are free to use are services as you wish.
