If you are like most homebuyers, then you already know how to find virtually any house that’s for sale.

In fact you probably spend countless hours browsing all the different websites for just the right home.

Step 1: Register

Register Here We only need basic information such as name, phone, address & email. We’d also like to know what you’re looking for in a home so that we can better serve you. Shortly after submitting your registration form, you will receive a ‘Rebate Certificate’ by email. Please save this file as you will need it to redeem your rebate.

Next, Paul Ruth or a member from his team will email you to introduce themselves. Most of the communication between you and your assigned agent can be done via email until you are ready to either preview some listings or write an offer. You may also choose to take advantage of your agent’s expertise and experience by scheduling a buyer orientation. Regardless of how much or how little you use your agent, your rebate will not change.

Step 2: Search

Based on the information you provide to your agent we will set you up a customized search that will automatically notify you via email when new listings hit the market that match your criteria. In addition you can search for homes on the internet, newspapers, in home magazines, or out driving around neighborhoods.

Step 3: Preview

Whenever you have properties that you would like to preview, simply call or email your agent and schedule an appointment. Most listings can be pre-viewed the same day with at least 1 hour of notice. Your agent can meet you at the property or at one of our many offices in Dallas Fort Worth – which ever is most convenient for you.

While previewing each listing, your agent will give you a professional opinion in regards to the price, the neighborhood, the local market and recent comparable sales.

Step 4: Write an Offer

Once you’ve found the property you want, your agent will prepare and explain the offer and negotiation process. They will also provide you with a printed ‘Comparable Sales’ for your records and to help you prepare an offer price. Each of our agents is highly skilled in negotiating real estate transactions. At this point your Agent, your Lender and you will decide how best to apply your rebate. The rebate must be present on the HUD1 closing statement and be approved by your lender.

Step 5: Escrow

Once negotiation is complete, your agent will open Escrow and begin processing the sale by working together with your lender, the title company, the seller’s agent, the appraisers and home inspectors.

Step 6: Closing

When it comes time to close, your agent will continue to assist you every step of the way. Scheduling the closing, conducting the final walk-through with you, reviewing the HUD1 Settlement statements and attending the closing for a final review of the documents and to answer any questions you may have.

Step 7: Payday!

Your rebate will be applied to your HUD 1 closing statement and may be applied to the following expenses including but not limited: improvements, appliances, closing cost, home updates, cash back. If a mortgage is involved your lender will have to approve the application of the rebate.
